Financing these properties has been through a number of sources, including: USDA Rural Development (formerly Farmers Home Administration), US Department of Housing and Urban Development (HUD), New York State Housing Trust Fund, New York State Department of Housing and Community Renewal, Low Income Housing Tax Credits, Bonds, Conventional Financing, and loan programs offered by the Development Authority of the North Country (DANC). Many of our properties are owned and managed, which makes us acutely aware of the need for positive and realistic net operating income and capital needs as properties age. Management services are also provided to non-profits and to the owners involved in several limited partnership entities. Two Plus Four, through it's ownership and management experience allows it to bring life cycle cost issues to bear on each project and a sensitivity to cost effective, low maintenance materials that will enhance the property for marketing and operational purposes, as well as addressing the long term aspects of government assisted housing.
